REZONING PROCESS
The Pearl Street Development was originally established as a Planned Unit Development (PUD) encompassing three parcels. The project vision focuses on enabling the two smaller parcels to be developed as duplex residences, while allowing the larger parcel to accommodate a triplex. This level of density aligns more closely with the existing multifamily development along the opposing street frontage and supports a cohesive urban context.

Following extensive coordination with the City of Englewood, the project advanced toward a rezoning process to replace the original PUD framework.

To illustrate the development potential of the site, the design team produced conceptual designs for two duplex residences, one triplex residence, and two single-family homes, demonstrating a range of viable architectural and programmatic outcomes for the parcels.
